What is a Mold Inspection?

A mold inspection is a qualitative assessment that identifies factors that support the growth of indoor fungi, and makes recommendations for mitigating these factors. Key Laboratory Services certified professionals identify sources of mold growth and define the pathways in the environment that may bring mold and any associated toxins into contact with the occupants of the building. The objective is to find areas where mold is amplified (growing), and then disseminated into the breathing space. Certified Mold inspectors can assess an area or an entire structure, whether or not a moldy odor or visible evidence of mold colonies are actually present.

About Proper Field Sampling

Assessing indoor problems from fungal spore counts alone is nearly impossible. Sample data only becomes useful when the objectives of the investigation apply directly to the types of samples taken.

There are several businesses like home inspectors, HVAC installers, carpet cleaners, and remediation specialists that will take mold samples. Most are neither certified to perform indoor air quality investigations nor trained in the latest sampling techniques, and thus simply aren't qualified to perform an accurate test. Also, you do not want your results depending on their business. If you have hired good contract work, they will arrange testing to be done separate from their responsibilities. This helps you obtain an informed, unbiased opinion from a certified specialist who can determine if you face a true indoor air quality problem. Key Laboratory Services can perform on-site sampling and select the most appropriate sampling techniques, along with expert analysis and interpretation.

The Mold Inspection Process

Interview

A thorough question and answer process allows us to gather important information about the subject property prior to scheduling a visit, and will give you a good idea of what to expect during an inspection.

Visit

Key Laboratory Services provides an in-person, on-site consultation prior to your inspection to outline the service and cost of analysis. A list of the tests to be performed, along with complete and accurate pricing, will be agreed upon before testing begins.

Inspection

Our Certified Indoor Air Quality and Mold Inspectors will determine the extent of your inspection based on the occurring problem, or simply provide you with a clean air survey. The investigative process begins with a "walkthrough" or visual inspection that may take place both inside and outside of the property. Depending on the nature of the investigation, some inspections may cover the entire living space, while others may be limited to just a single room or area. While we recommend that an inspection cover the entire property in the interest of thoroughness, in some instances (such as outside contracting for remediation), testing may be limited to a particular area. The extent of the inspection will be outlined in the Inspection and Testing Agreement.

Sampling

Key Laboratory Services uses trained, certified personnel and specialized equipment when taking samples. Key Laboratory Services is unique in that we are microbiologists taking an active role in quality on-site testing; we therefore adhere to strict quality control standards including sterile techniques. Our stringent, laboratory-proven techniques ensure the accuracy of the sample and thus the reliability of your results.

Analysis and Reporting

The turnaround time from sampling to final result will vary depending on the type of sample(s) taken. While some samples may be analyzed right away, others require an incubation or a culture period which may take as long as 10 days. Again, we will inform you of what kind of turnaround time to expect at the conclusion of the sampling phase.

Key Laboratory Services keeps up with the latest information on mold and toxin exposure, types of mold that affect the quality of indoor air, and protocols for assessment and remediation. We use this knowledge, along with the results of your inspection, to create a comprehensive Fungal Report, providing you with all the information you need to take appropriate actions.
